As a developer, this candidate has demonstrated a talent for finding unique opportunities, including interesting assemblages. With over 40 properties entitled, this candidate has never lost a zoning case. Successfully financed and raised debt & equity—including for portfolios--with numerous institutional lenders and investors.
Other strengths include project programming of ground-up projects and adaptive re-use buildings, generating conceptual designs and product marketing. Has worked for private and public companies, multi-regional organizations and local operations; he has been a consultant, partner in a national company, senior corporate officer and established multiple profitable businesses and effective operations. Procured $30MM financing commitment from a for a real estate investor client forming an investment fund focused on acquisitions of distressed loans secured by newly constructed yet under-leased multifamily properties. Procured multiple equity, subordinate debt, and senior debt commitments to finance acquisition and development projects as well as construction projects. Consulted with land developers, production homebuilders, lenders and equity providers to capitalize the acquisition and development of multiple distressed master plan community development projects (due to a large REIT’s inability to honor financing commitments).
Secured financing for all Acquisition and Development (A&D) projects in all operating markets (18 cities nation-wide). Prepared land development/homebuilding project pro-forma analysis (IRR/NPV calculation), prepared ad-hoc financial models under various “what-if” scenarios, prepared project investment and financing packages and distributed to (actual and potential) lenders, joint venture equity partners and land banking groups. Prepared all presentations to internal Land Investment Committee.
Maintained relationships and worked cooperatively with lenders, equity partners, investor groups in order to source project financing for all land development projects and bulk lot purchases. Worked cooperatively with internal/external counsel regarding all land closing matters including contract preparation as well as the formation of JV and borrowing entities. Responsible for preparation of forecasting reports, and tracking land buys/bulk lot purchases from contract to closing. Worked cooperatively with finance team and external partners on all aspects of $200MM senior unsecured notes (high-yield bond) offering. This bond offering consummated in early 2013. Prepared audience-specific presentation and pitch materials for a $50MM high-yield real estate investment fund. Prepared six month, twelve month and at-completion comparisons of actual operating results versus proforma estimates. Maintained quarterly lot pipeline database, and semi-annual strategic land plan. Reported directly to our CFO, and worked alongside Area & Divisional Presidents as well as all team members in our national land acquisition group.

As Founder of Allen Group Advisors, Joy has worked extensively in the Real Estate Industry for a total of 27 years. For the past 24 years, she has worked exclusively in the Real Estate Executive Search Industry forging long term relationships with Industry Leaders in the areas of real estate development & construction, finance and management and established herself as a valuable asset to her clients. She has successfully been involved in hundreds of searches and continues to stay involved in industry activities and conferences.
Before forming Allen Group Advisors in 1999, Ms. Allen was SVP of another nationally recognized search firm where she received regional and national awards and developed their Multifamily Division.
Joy attended Indiana University where she studied Business Management. She also held her Real Estate License in Indianapolis, Indiana for several years where she was actively working with developers.
In addition to her professional endeavors, she is a former equestrian, a PADI certified scuba diver and practices yoga. She is a travel enthusiast (wanderluster) and has volunteered her time for several worthy causes including one dear to her heart, The Cerebral Palsy Network.
Ms. Allen also recently celebrated having served 2 years on the Board of Directors as a Director and a member of the Finance and New Deals Committees of a Non-Profit Affordable Housing 501(c)(3) Organization in an effort to make a difference in providing quality homes to the very low to moderate income families. The organization holds 20 developments with over 4500 units. Joy hoped to see several programs put into place for the residents with various needs in various communities. Her belief is that every person and family deserves a stable home and no child should worry about having a roof over their head.
